
One Brickell Riverfront Dual Towers Top Out Ahead of Schedule

Construction topped out at One Brickell Riverfront in January 2026, with both towers at 99 SW Seventh Street in Miami's Brickell neighborhood reaching structural completion several months ahead of schedule. Developers Newgard Group and Two Roads Development now anticipate delivery in August 2027 for the dual-tower condominium project.
The development consists of LOFTY Brickell, a 44-story tower with 362 fully furnished condominium residences, and The Standard Residences, Brickell, a 46-story tower with 422 units. Together, the two buildings will deliver 784 units to the Brickell market, adding to an already substantial pipeline of luxury residential inventory in Miami's financial district.
The ahead-of-schedule construction timeline reflects favorable conditions for high-rise development in Miami, where developers have benefited from an experienced labor pool and established supply chains for concrete and steel. The early topping-out also positions the developers to begin interior build-out and unit finishing while the broader Brickell pipeline continues to absorb pre-construction sales.
For Brickell's condominium market, the project represents significant new supply entering a submarket that has sustained robust absorption over the past several years. The inclusion of fully furnished residences at LOFTY Brickell caters to the turnkey buyer segment, which has grown in importance as international and domestic buyers seek move-in-ready units rather than managing construction and design themselves.
The Standard Residences branding brings a hospitality-driven aesthetic to the project, aligning with a broader trend in Miami's luxury condo market where developers partner with hotel brands to differentiate their offerings and command premium pricing. With delivery still 18 months away, the developers will have time to complete sales and finalize unit finishes as the towers progress through their final construction phases.
