Ricardo Dunin Launches 656-Unit Wellness-Branded Condo Tower in Brickell

The 34-story House of Wellness at 152 SW 9th Street marks a pivot from a planned hotel to residential, with studios starting at $390,000.

Ricardo Dunin's Oak Capital and Juan Carlos Tassara's Edifica have launched sales for House of Wellness, a 34-story, 656-unit condominium tower at 152 Southwest 9th Street in Brickell, with starting prices at $390,000 for studios. The project is being developed through the partners' joint venture, North Development.

The tower will offer studios through two-bedroom floor plans and marks a notable pivot for the site, which was originally proposed in 2024 as a 43-story, 832-key hotel before the developers shifted to a residential program. MC+G Studio and Urban Robot are handling design, while Fortune Development Sales is leading the marketing campaign.

The wellness-branded concept centers on an "Integrated Wellness Method" that assesses and tracks resident health metrics over time, according to the project announcement. Amenities include a fitness center, rooftop pool, spa and treatment rooms, co-working spaces, a podcast room, hair salon, juice bar, dog spa, and a dedicated lifestyle director overseeing wellness programming.

The launch adds to Dunin and Tassara's growing Brickell portfolio. The pair are simultaneously developing the 35-story, 579-unit Domus Brickell Center, which secured $220 million in financing in September 2025, and the 12-story, 172-unit Domus Brickell Park, backed by $70 million in financing from 2024. Together, the three projects would deliver nearly 1,400 new units to the Brickell submarket.

For Brickell, the project signals continued developer confidence in the neighborhood's residential demand, even as the broader South Florida condo pipeline expands. The pivot from hotel to residential suggests that developers see stronger near-term returns in for-sale condos than hospitality in this corridor. At a starting price of $390,000, House of Wellness targets a more accessible price point than many of Brickell's recent luxury launches, which have increasingly pushed above $1 million per unit.
