Ken Griffin and Goldman Properties Acquire Wynwood Office Tower for $180M
The Citadel founder expands his Miami real estate holdings with the 298,000-sqft 545wyn building, home to Sony Music and PwC.

Billionaire Ken Griffin is expanding his Miami real estate footprint beyond Brickell with a $180 million acquisition of 545wyn, a 10-story office building in Wynwood, in partnership with Goldman Properties.
Griffin provided the bulk of the capital for the 298,000-square-foot building at 545 NW 26th Street, while Goldman Properties, led by Scott Srebnick, will manage the asset, according to the South Florida Business Journal. The deal values the property at approximately $604 per square foot. Eastdil Secured brokered the sale.
Chicago-based Sterling Bay sold the building, which it developed in 2020 after acquiring the land from Goldman Properties in 2018. The transaction marks an unusual full-circle moment for the Goldman family, whose patriarch Tony Goldman is credited with transforming Wynwood from a low-slung industrial district into one of the country's most recognized arts neighborhoods.
The building is home to PwC, Sony Music — which signed a 45,000-square-foot lease in 2023 — and cryptocurrency firm Gemini, backed by billionaire twins Tyler and Cameron Winklevoss. The property includes an 18,000-square-foot private outdoor amenity deck, a 14,000-square-foot tenant amenity floor, and covered parking for 441 vehicles.
Wynwood has emerged as one of Miami's most expensive office submarkets, with asking rents averaging $80.15 per square foot, according to Savills. Amazon signed the neighborhood's largest office lease at the nearby Wynwood Plaza last year.
For Griffin, the acquisition diversifies his Miami holdings outside the Brickell corridor, where he and Citadel have spent more than $500 million assembling land for a planned 54-story headquarters tower that will become Florida's tallest office building. Griffin has also spent nearly $200 million combined on residential properties in Coconut Grove and Star Island.
